Town Manager: Exploring potential development at Stanley-Wasson site

The selectboard is meeting Monday, Oct. 6, at 6:30 p.m. at the Main Street Fire Station to discuss the Stanley-Wasson site. In early August, the town published a request for qualifications from interested developers. Those were due last Friday, Sept. 26, and the Town did receive a proposal. I am working through that proposal with our attorney, and will publish substantial portions of the proposal on Monday.

There are some sections that our attorney does not believe are public records. The developer may also willingly allow for us to release parts of those sections. The portions that can be published will be made available here: waterburyvt.com/news-initiatives/stanley-wasson-property-development.

I can disclose the following important information now:

  • The proposal received was submitted by DEW Construction. DEW has some history in Waterbury - they built the Main Street Fire Station.

  • DEW is partnering with Wiemann-Lamphere Architects, Grenier Engineering, and Hardy Structural Engineering.

  • The proposal calls for a significant project: the proposed number of units is 90, with a mix of market-rate, workforce, and affordable housing.

On Monday, I will present some of the recent actions that have brought the Town to the position it is in today, along with an expected future timeline and potential actions. I will also discuss some of the financial implications, and the impact this project could have on our flood relief efforts.

Please understand – this is a unique project for Waterbury. Towns are not often in a position where they directly engage with housing developers, particularly on projects of this size. We are going to do our best to keep the community informed and obtain your input.
